- Mercer Island

This week brought a really interesting mix of homes across Mercer Island. I toured a new shared waterfront listing near Groveland that may have one of the better community waterfront setups I have seen on the island, along with a bright South End home offering true one level living. There is also a distinctive Northwest Contemporary on Forest Avenue with nearly half an acre and western views, plus an East Mercer property where recent price reductions create an interesting opportunity for someone willing to think beyond the house as it sits today.
What I like about this group is that none of these homes is really competing on the same thing. One is about the waterfront lifestyle, one is about easy everyday living, one is about architecture and setting, and one is about what a property could become over time.
Market Note: When a Price Reduction Changes the Conversation
A price reduction does not automatically make a home a good value, but it can change the conversation. A property that may not have made sense when it first came to market can become much more interesting after the seller adjusts the price.
That is especially true with homes where the land, location or future improvement potential are a significant part of the value. A lower purchase price can change the economics of a renovation and sometimes create additional negotiating leverage as well.
I think it is worth periodically revisiting properties that have been on the market for a while. Sometimes the opportunity is not a brand new listing. It is a good property where the numbers have finally moved into a more interesting range.
Shared Waterfront That Really Delivers

Featured Real Residential Listing
$3,500,000 · 3 Beds, 2.5 Baths, 2,278 SQFT, Built in 1955
Built in 1955, this updated Groveland home sits down a private drive just steps from Groveland Park and combines western lake views with a surprisingly strong shared waterfront setup. Inside, the vaulted living room and kitchen are the heart of the house, with wide plank hardwood floors, walls of windows and an easy connection to the large wraparound deck. The kitchen is open and inviting, with a long seating area, farmhouse sink and plenty of room for people to gather while someone is cooking. A large laundry and mudroom connects directly to the garage, and the overall floor plan makes very efficient use of its 2,278 square feet.
Things to note: The individual bedrooms and baths are comfortably sized rather than oversized, so this is not the house for someone whose priority is a massive primary suite. What really changes the equation is the waterfront. The shared area has dedicated parking, a large grassy lawn, kayak and paddleboard storage and a substantial dock with multiple slips. In person, it felt much more like a true waterfront amenity than simply shared lake access. Add in the mature landscaping, garage, multiple patios and Groveland Park next door, and this property checks a lot of boxes for someone who values boating and outdoor living as much as interior square footage.
Bright One Level Living on the South End

Featured Real Residential Listing
$1,995,000 · 3 Beds, 2.5 Baths, 2,830 SQFT, Built in 1988
Built in 1988, this South End home is a good example of how much natural light can change the feel of a house. Nearly every main living space has large windows, and the combination of vaulted ceilings, good flooring and an expansive living and dining area makes the home feel bright and spacious. There is a large den near the entry, an open kitchen with a comfortable breakfast area, and a wraparound patio connecting the main living spaces with the primary suite. The primary bath is a standout, with extensive stonework, a large soaking tub, open shower, dual vanities and two walk in closets.
Things to note: The home has clearly been refreshed and shows very well, although some of the cabinetry and built ins still reflect its original era and could be updated over time. It sits fairly close to East Mercer Way, but mature hedging provides some separation from the road. Outdoor space is more about patios and landscaping than a large usable lawn. For someone prioritizing one level living, natural light and generous entertaining spaces, this is a very functional home that is already comfortable today while still leaving opportunities to personalize it later.
Northwest Character on Nearly Half an Acre
4429 Forest Avenue SE · View listing
Featured Real Residential Listing
$2,499,000 · 4 Beds, 4.5 Baths, 4,114 SQFT, Built in 1960
Built in 1960 and expanded over time, this Northwest Contemporary sits on more than 20,000 square feet along Forest Avenue, an established part of Mercer Island that many buyers are drawn to for its neighborhood feel and setting. The home combines vaulted ceilings, extensive wood detailing and large windows with western outlooks toward Lake Washington, Seattle and the mountains. At more than 4,100 square feet, the floor plan includes multiple bedroom suites, substantial living spaces, a rec room, updated kitchen and a primary suite with its own sauna.
Things to note: This is not a newly built home trying to look like a Northwest Contemporary. The architecture and woodwork are part of the original character, which gives the property a very different feel from much of today’s new construction. The nearly half acre lot, detached garage, mature landscaping and approximately $607 per square foot are what make it particularly interesting. For a buyer who appreciates established architecture and wants significant square footage, land and western views without moving into the pricing of a newer luxury build, there is a lot here to explore.
An East Mercer Property With a Bigger Long Term Story
6418 E Mercer Way · View listing
Featured Real Residential Listing
$1,999,000 · 4 Beds, 3.25 Baths, 2,690 SQFT, Built in 1963
Built in 1963, this East Mercer property sits on approximately 0.4 acres just one house up from Lake Washington, with lake and mountain views from multiple levels. The existing home has four bedrooms and a primary suite occupying the upper level, along with a private patio surrounded by mature landscaping and large trees. The setting feels established and private, and the size of the property gives it a different kind of appeal than simply evaluating the existing house room by room.
Things to note: This home originally came to market at $2,250,000 and has now been repositioned to $1,999,000 after several price adjustments. That does not automatically make it a bargain, but it does make the property worth looking at again through a different lens. Between the nearly half acre lot, proximity to the lake, views and existing home, there are several ways a buyer could think about improving the property over time. Any larger expansion or redevelopment ideas would need to be independently verified, but this is exactly the type of property where the land, setting and future flexibility can be as important as what is there today.
