This Week on Mercer Island: New Inventory, Big Potential and a Clyde Hill Standout

This week’s homes offer four very different looks at the market, starting with a spectacular new construction home in Clyde Hill and then three properties on Mercer Island with very different strengths. There is a private West Mercer home on nearly half an acre, a surprisingly bright East Mercer property with more than 5,000 square feet and lake views, and a South End midcentury where the setting and future potential are a big part of the story.

I also wanted to spend a little time on something I think buyers should understand in the current market. Mortgage rates get a lot of attention, but the advertised rate is only one part of the equation. Depending on the property and the seller’s motivation, there may be ways to negotiate terms that make a purchase considerably more attractive.

Market Note: Buyer Opportunity Is About More Than the Price

One of the opportunities buyers have in the current market is the ability to negotiate more than simply the purchase price. Depending on the property and the seller’s situation, a seller concession may be used toward closing costs or, in some cases, to help buy down the buyer’s mortgage rate.

That can be important because lowering the interest rate may have a more meaningful effect on a buyer’s monthly payment than negotiating a relatively small reduction in the sales price. There are different ways to structure this. A temporary buydown can reduce the rate for the first year or two, while a permanent buydown may reduce the rate for the life of the loan. The best approach depends on the loan program, the amount of the seller credit, the buyer’s goals and how long they expect to own the property.

The larger point is that buyers should not automatically look at today’s headline mortgage rates and assume there are no good opportunities. Homes that have been on the market longer, properties that have reduced their price, or sellers who are motivated to make a deal can create negotiating leverage that was much harder to find in a multiple offer market.

Featured Real Residential Listing

$6,300,000 · 5 Beds, 5.25 Baths, 5,281 SQFT, Built in 2026

This 2026 Northwest Idea House is one of those homes where the quality really shows in the details. Set on a quiet dead-end street in Clyde Hill and surrounded by beautiful homes, the design is modern but warm, with soft neutral tones, extensive stonework, natural wood and a calm, almost spa-like feel throughout. The main living area has dramatic two-story volume, a floor-to-ceiling stone fireplace, built-in cabinetry and a seamless connection to the kitchen. The kitchen itself is a standout, with a sculptural double bullnose island, custom cabinetry and intricate stonework behind the cooking area. Just off the kitchen is a full prep kitchen with its own range and hood, which is an unusually useful feature for entertaining or catered events.

Things to note: The attention to detail continues throughout the house, and each room has its own personality. The dining room has beautiful wallpaper, the den has built-in cabinetry, and the primary suite is especially impressive with hardwood floors, a fireplace, custom built-ins and a spa-like bath with dramatic stonework, skylights and a sculptural soaking tub. There is also a dedicated wellness space with room for yoga or workouts and a sauna. Outside, the flat fenced backyard is very usable, with a covered outdoor living area, fireplace and TV, while the rooftop deck adds another entertaining space with elevated views. What stood out to me most was how cohesive the whole house feels. It is very high end and very modern, but still warm, comfortable and livable.

Private West Mercer Living on Nearly Half an Acre

6720 W Mercer Way, main photo

6720 W Mercer Way · View listing

$2,700,000 · 4 Beds, 3 Baths, 3,800 SQFT, Built in 1969

Built in 1969, this West Mercer home sits well back from the road on nearly half an acre, and it feels considerably more private than you might expect from the address. The entry courtyard and fountain create a nice arrival and help soften some of the West Mercer road noise, while a peaceful garden area, wraparound deck and mature landscaping give the property several different outdoor spaces. Inside, the floor plan is traditional and very functional, with separate living and dining rooms, an updated kitchen, a comfortable family room and a main floor primary suite.

Things to note: The house is clean and very livable today, although there is plenty of opportunity to update finishes over time. The lower level works particularly well, with a good sized rec room, two very large bedrooms with walk in closets, a full bath, study space, laundry, storage and room for a gym. There is also a reasonably flat grassy area in front that gives you some usable play space. What I liked most is the combination of privacy, a substantial lot and a layout that already works without requiring someone to take on a major project immediately.

More Than 5,000 Square Feet, Views and Room to Grow Into It

4408 E Mercer Way, main photo

4408 E Mercer Way · View listing

$2,998,000 · 5 Beds, 3.25 Baths, 5,040 SQFT, Built in 1981

Built in 1981, this East Mercer home surprised me in person. From the outside it has a more traditional Northwest look, but once inside there is a tremendous amount of volume and natural light. The main living room has soaring ceilings, the kitchen has already been beautifully updated, and the main level combines large entertaining spaces with a smaller, comfortable family room. The property also has a four car garage, multiple fireplaces and a substantial amount of flexible living space spread across several levels.

Things to note: The primary suite is a real positive, with great light, a fireplace, strong lake views, a large bath and an adjoining den or workout room. Above that is a rooftop deck with even better views. Downstairs is a huge rec room with a wet bar, fireplace, room for games and media, additional bedrooms and a very nice sauna. Some of the secondary spaces and finishes offer opportunities to update over time, but the main living areas and primary suite already work very well. For someone who wants a lot of square footage and the ability to improve a home gradually rather than take on a full renovation immediately, there is a lot of upside here.

A South End Midcentury With Pioneer Park at Your Back Door

9100 SE 72nd Place, main photo

9100 SE 72nd Place · View listing

$2,200,000 · 6 Beds, 2.25 Baths, 3,420 SQFT, Built in 1962

Built in 1962, this South End midcentury sits on a quiet residential street in a convenient location near Lakeridge, Islander Middle School, Mercer Island Country Club and the South End shopping area. The house has a simple rectangular footprint, a main level entry and a finished lower level, with six bedrooms spread across the two floors. The lot is just over a quarter acre and backs directly to Pioneer Park, which gives the property a permanent green backdrop and no neighboring home immediately behind it.

Things to note: The existing architecture has an older feel, but the underlying property is what makes this one interesting. The lot is straightforward, the driveway is flat, the street is wide and accessible, and the simple shape of the house could lend itself well to future improvements. There is good southern light despite the mature trees, and the direct Pioneer Park connection adds privacy and a sense of space. For a buyer who likes the location and wants the flexibility to update a home over time, this feels like an interesting opportunity.
